We have a hands-on approach to buying a home which includes reaching out to you and answering questions you may have during your real estate transaction.

10 step guide to buying a home...

 

  1. Mortgage Lender: Contacting a qualified hardworking lender is the first step in purchasing a new home and will ensure a smoother transition during your real estate transaction. Getting pre-qualified for your mortgage is a quick process. We can get you in contact with a qualified lender to help you get pre-qualified.
  2. Professional Real Estate Sales Agent/Realtor: An experienced, hard working Real Estate Agent can help you as a home buyer to make your next home purchase painless and worry free. Contact Bill Mell with Miramar International Truxtun and I will help you with this step of the process.
  3. Escrow: Escrow is a 3rd party service company that helps the home buyer to get title insurance in place and hold deposits for the transaction. Most of the time the escrow company's office is where you will meet to sign your loan documents and pick-up your closing papers after the transaction (escrow) closes. 
  4. Inspections: Real Estate Agents cannot require that you perform inspections on your next potential home but we strongly suggest that you get a general home inspection and termite inspection. With those two inspections you as the home buyer will have a pretty good idea of what is going on with the inner workings of your new potential home. A list of service providers for you to choose from will be given to you when the time comes for inspections.
  5. Homeowners Insurance: All mortgage lenders require homeowners to have homeowners insurance, most of the time your insurance payments are included in your monthly mortgage payment. Although the homeowners insurance is required the provider of that insurance is fully up to you the homeowner. We do have a list of providers available when the time is right to select your provider.
  6. Home Warranty: A home warranty could be compared to medical insurance.  If you get sick and have to visit the doctor's office without medical insurance it could be pretty expensive, but with medical insurance that same doctor visit usually only cost you a small co-pay. Home warranties work in the same way if something breaks or stops working like: air conditioner, garbage disposal, or dish washer etc. You can call the home warranty company and they will send a repairman to repair or replace the broken item and you only pay a small co-pay. We cannot require that you get a home warranty but we do strongly suggest you get one at the time of purchase.
  7. Final Home Walk-Through: 5 days prior to the close of escrow buyers will go out to their new future home and do a final walk-through one last time before they close just to make sure everything is as it was when initial purchase contract was written. Once the walk through is complete, buyer will sign and approve the final walk through disclosure page. 
  8. Loan Is Funded: The loan at this point is funded, meaning the bank who approved you for the new home loan just sent the money wire to escrow (the 3rd party neutral) to receive and acknowledge receipt. Once receipt is acknowledged the Grant Deed can be released from escrow to be recorded with the County Recorder's Office located on Truxtun Ave. 
  9. Escrow closed: Once escrow has received confirmation of recording the home now belongs to you the new buyer. I at this point give you copies of any and all keys along garage remotes and your closing papers.
